They "started their own company" trying to raise money and on the website they had quotes from some people who worked at large companies making it sound like testimonial to this person.

I use the title company that I work with for everything. 

Watch out for fine print that requires an additional fee at closing - this is a huge red flag and how most flat fee companies make money.

For 2-4 properties.When it reaches 5, I plan to hand it over to a PM company. with only 2- 4 props you really do not need anything.

If some bad news hits a city (crime, company shutting down) we can have mail to them the next day, with the mail piece being relevant to that news story.

The market is on fire because of great macroeconomics - population growth, job growth, and companies moving and developing here like Intel, Google, Facebook, Amazon, Honda, etc.

Big companies expanding in the area means employment and a strong tenant pool and high occupancy rates.
