@Michelle L.Here in Canada, the Vendor would not be permitted to share personal information of the Tenants (Birth date, SIN, etc) without their prior, informed consent.

I realize that I will need their consent and I might be able to sell them on this for"liability" purposes.We may be able to sell them on an operating agreement (which I feel disingenuous as I don't want to be partners) but I need to be made the sole manager.

(I use state when referring to DC, because in the essence of regulations and laws that is how it is functionally) Just fyi, Dual agency is allowed in Maryland, they just need to sign a consent.

It states: Occupants: "The said premises shall not be occupied by no more than 1 adults and 3 children"It also states, Assignment and Subletting: " Lessee shall not assign this agreement or sublet any portion of this premises without prior written consent of the lessor".

In our realtors contract it states that we can assign the contract but not without written consent from the seller.So thats where the assignment notice comes in, and i was wondering if the sellers are supposed to sign it or the sellers agent.

The other alternative is to leave it if it's out of the way, I'd certainly ensure both were secured and charge for storing it when they pick it up, or any other person getting it with consent of the owners
