What property management software you guys are using, and how much are you paying for it?

Without, youhave no way of confirming the occupants of the property are those named on the lease.

Other ways (off the top of my head):- Dedicated Revenue Manager on top of dynamic pricing software- 24/7 guest support- Vendor discounts (i.e. roof replacements, AC repairs, etc)As a new PM I think it is important to highlight where you add value instead of battling on price. 

@John Underwood I haven’t heard of losing title insurance as being an issueYou would want to confirm your loan has been sold to Fannie, Freddie or Federal Home Loan Bank before transferring.

Most PMC software is set up for electronic rent payments by tenants that automatically updates rent ledgers. 

I have heard of keeping the 2 documents seperated, thank you for confirming that for me.

I collect fees and rent with Baselane and tag each security deposit in the bookkeeping software and leave a note on which tenant it's for to avoid having separate accounts for each deposit. 

Hey @Mike Allen, I use the Schlage Encode Smart Wifi Deadbolts at my STR - one for the front porch door into the property (it's a duplex), a second for the main entry door into the upstairs unit itself, and then one on the supply closet in the unit for our cleaning team.I don't have any third party management software in place at the moment, and therefore can't speak to the integrations at this point in time.  

I am curious to what software/programs I should use starting out.

What are some features in property management software that are absolutely vital?
