We dont plan on moving any walls or anything big... we do plan on tile work, countertops, lighting/fixture/hardware replacements, taking out old carpeting and replacing with LVP (vinyl plank flooring), replacement of old appliances wtih new stainless plus a moderate master bath remodel (take out old fiberglass tub/shower and make that area pop with new shower w tile and sitting tub.

My capex budget includes but not limited to: roof 25 year life span, floors normally 10 years but tile will be 20 or 25 years, appliances and hot water heater 12 years, hvac 20 years, bath and kitchen remodel 20 years, etc.

So I've pretty good luck with the other option: I buy cute, inexpensive ceramic cartridge faucets off ebay or amazon or on sale at a box store-- the ceramic cartridges are relatively trouble free and when the finish is shot I"ll just get a new one.

The house needed some work but nothing too crazy, and we also did some upgrades to make it more desirable to a potential tenant/buyer down the road including adding central air and converting the half bath to a full bath with a nice tiled stand-up shower to make a full master suite and a 3 bed 2 bath home.

I just bought a place in Vegas for a little less than 300k and tax's are 1450.00 a year.. so even though the 1% rule or 2% rule is a little skewed the low taxs  high fico and income level of the tenants here and no weather issues IE stucco house tile roof 10 years old. when you run all the numbers it seems to work OK..
