@Susan Ali I would start with installing ceiling exhaust fans they wire in fairly simple. 2nd I would remove the water damaged area and see if there is any moisture damage above it indicating a leak from up stairs.

And trying to add workers imo, etc. is wholly impractical- you might as well hire a licensed and insured landscaper to do the work Remember, any tenant can sue for any reason- slip on uneven surface, slippery stairs, etc., so there are always liability issues with rentals.

For another 92k you have complete control, your 100k investment is safer, your business/livelihood is safer, there is a huge profitability potential upstairs.Definitely find out more about the up stairs and what can or can not be done.If you can get a loan from the bank no problem and don't intend to finance numerous other assets then seller financing is not important for you.Multiple exit strategy- Rent the upstairs as retail space, convert the upstairs to residential units, quit your business and rent the down stairs, sell the whole building.

Some areas you just have to have no peeling chipping paint (interior or exterior), no painted friction surfaces(stairs windows).
