I am in the market of a property manager in Denver Metro too and I was curious if @Grant Tallmadge is still happy with RES and what property manager @Autumn G.has chosen :D

Maybe that is not the case today, but I have always favored tanked WHs, especially on my own homes.Most people may not care about this, but.....in the event of a disaster, if you have a tanked WH, you will have 40-50 gal of stored accessible water at your disposal.

So you might not want to go alone, and always be very careful.

Factor in vacancy rates, property management costs, potential repairs, and even things like lawn care.

Then there are the challenges with Section 8 tenants paying utilities and taking care of their rental property.

There are cheaper one’s in D/F areas but I would be careful as those can create a laundry list of additional issues.

Partnering with someone might also be beneficial, especially if your income is variable and you find a partner with complementary strengths.Purchasing through an LLC could provide liability protection and some tax benefits, but it might make financing a bit trickier, so weigh the pros and cons carefully.

Be careful out there....some of the new builds are not comparable to the old builds....many of the newer ones are all siding, no brick, no light fixtures or ceiling fans...just LED recessed lighting...no doorbell, no garage door opener, no attic stairs, one piece tubs, vs tiled baths, no landscaping, no trees, and on and on....they've taken out virtually every single cost.
