You would think that a company adjuster would the time and presence of mind to review each facet of a claim individually but I can tell you that I've personally handled over 3,000 claims in over 10 years of doing this, the largest being a 25 million dollar fire to a Chicago skyscraper, and only 2.5 of those years were in a capacity as a company adjuster.

The issue comes into play normally when there is a mortgage and the relative does not have the capacity to pay it and a family member does a purchase bailout at the price needed to pay off the mortgage only.

@Mike McKinzie, @Adam WillisI've long contended one of the biggest problems with property management company's is their interests, as reflected in their fee structures, are not aligned with interests of the owner, or the customer (tenant).After interviewing most of the PMs in our areas of operations, we have concluded it will be necessary to develop our own capacity in-house as our holdings grow.

The danger of posting in a public forum is that you will get lots of opinions but not always informed, accurate and useful responses.I agree with @Jay Hinrichs.The primary issue at hand is that you need a seller who has capacity, power and authority to pass marketable title to you.
