Once you factor that in, your small loss is actually a bigger loss once you need to do any repairs or upkeep. 

I specify that it has to be at least 1000 square feet (SF) (bigger the better), it doesn't have to be a 3+BR, but if it's not and at least 1000 SF I can convert it to be a 3BR.

The calculators on Bigger Pockets are helpful, but building your own will really help you see behind the numbers.

If your quote is that high it better involve a bigger SOW or other exterior repairs as well.

For capital growth and experience, the BRRRR or flip route offers a bigger upside.

Of course I did that.... before even posting on Bigger Pockets, but I'm not seeing anything specifically about this company, just a bunch of businesses with similar names that do construction.  

Once you're ready for the next purchase, you will have experience, systems, and the confidence to tackle a bigger project like a BRRRR.

The forums have some information, but the bigger value is in their various member meetups, since it seems the forums are not "super" active with sponsor conversations.
