I have not begun investing in RE myself quite yet, so I may be throwing stones at a glass house, but from all of my research in a buyer beware state like Georgia you are expected to do your own due diligence.

I’ve already begun the process of the updates/upgrades.

Construction has just begun and will be completed in the Fall of 2022!

I am attempting to persuade the owners into some kind of great owner-financing deal, but they're a little hesitant, so I am not holding my breath.When I'd originally begun this search (Feb 2022), I had found a local bank that would issue a construction loan for the Purchase + renovation costs, requiring 15% down and charging 3.95%, interest only for a year.

I have talked with him about my recent discovery and growing love for real estate and we have both begun to speak of doing a joint venture together. 

I own the castle of my dreams and it is already earning income before renovations have even begun.

In the last 4 months (again we started in June, it’s now April) we’ve begun increasing it, and in June of 2021 even Air BnB’s automated rates have our listing at a much higher rate.
