A new 3 tab asphalt shingle roof cost roughly the same for a 1000sf home in Taft that rents for $600 or a 1000sf home near the coast that rents for $2400.I have some older homes and some years, maintenance and repairs can exceed my total gross income on a particular home.

The one CAM property manager I spoke with said the fee is for the maintenance staff to put out traffic cones for the moving truck parking, and to offset wear and tear on the asphalt from the truck.

Lots of deferred maintenance, not major things, but stained asphalt shingles, gutters need replaced, brick building need power washed, a couple of the fascia and soffit boards need replaced, all trim needs painting, ugly amateur ceiling repair where leak occurred, missing drop ceiling tiles in bathroom, no landscaping.

To be safe with anything except a fairly new house, you’d really need to excavate around the house, parge the outside of the foundation with an asphalt/tar product, install a dimpled plastic membrane over that, and then on the inside, fastidiously install rigid foam on the floor and walls, spray foam/tape all seams, etc… Then frame, then drywall.Seems ungodly expensive.
