Hello I hear their are unsecured loans I can acquire via my income history I believe they give you an income of 20% of the loan now can I pay into the debt replacing pre existing gray space the remaining 80% or will it remain outside as a new amount, hopefully that's understandable.also if I earn $30,000  annually what amount do they let me receive, thanks appreciate entirely.

Do they require annual DSCR tests?

Prior to Corona, San Diego rents were going up faster in 2020 than any recent year and the recent years have been going up at over $100/month annually.

Will say though, that you can be successful investing OOS in Class C rentals if:1) You buy at the right price, using +20% for Vacancy & Tenant Nonperformance2) You build a good team that's transparent and supplies narrated videos for maintenance, annual evaluations, etc.3) You buy in the "better" Class C neighborhoods adjacent to Class B areas, so you catch the overflow from those Class B areas.

Location & Demand: Prime neighborhood with high tenant demand, no more than 2 weeks vacancy over 10 years.Strategic Positioning: Rented/sold at market's lower end with a 8-10% annual cap rate.

I'm looking for one that offers great travel perks, lacks annual fees and foreign transaction fees, and has a physical location.
