I'm kind of against a "mentor", but my view of mentors is synonymous with guru's so it may be twisted.

It s my view ADU additions in So Cal are one of the worse RE investments especially in SF areas.

I'm looking for a tool that will allow me to view probate petitions or cases (after somebody in Taylor county has passed away), but the Taylor website charges money for each petition and also requires me to enter their names. 

(Red ocean) Should I change the way I am looking at this and view it from an abundant and creative POV where there is always opportunity and a chance to build? 

I found a free webinar from BP and after viewing it I joined BP as a PRO member in May of this year.

Tax advantages, appreciation, costs just a few things to consider but with a long-term view like Marcus said, you'd be in good shape to start.

:)   This trait forces me to look harder at the tactics, vs just working my butt off making something difficult work.My view, and to be honest I have not done this, but done all the ground work, buy lists of GA home owners who are late on taxes, bulk skip trace, reiskip.com, now its a std direct mail campaign BEFORE the auction.  

That's generally fee's of some form or fashion used in a manner that views as invested capital.
