I do understand that pickings are slim at the moment, but at the end of the day, you should always protect yourself, your investments, and your capital even more. 

I'll be honest, the margins feel pretty slim...biggest pluses are a turnkey house and $20,000 of reserves.

Large home builders will do this, but for a single home like you have the chances are slim anyone would be interested in todays market because of interest rate lock/rate fluctuation and possibility for delays.

So again, it's all about the components. yes, there could be asbestos items, odd's are rather slim of running into any of the trouble items as the change over from such has been going on for 3 decades now, it was commonly found in the 90's, nowadays it's pretty rare.

My overhead is slim, team is small and months are profitable.
