@Russell Brazil  well I am a little more in the Russell camp I might write say 10 a year.a few of them will be for 20 to 50 lot subidivions so pretty big deals then in the markets I am doing infill in  maybe 5 to 10 a year. but I will say I buy virtually everything I am at. 

But look what ended up happening, the bottom dropped out it seemed over night and prices plummeted.  50-100K and more. 

Also I rent in the area and rental prices have skyrocketed literally overnight.

Do not except overnight success, That will hurt you in the long run.

ie:  camping, hiking, traveling, walking, parks, hobbies, etc.my opinion!
