Also ask your self, who controls the Mexican government?

My accountant told me that all rent income I get I have to immediately give 25% to Secretaría de Hacienda ( Mexican IRS ).

We are only a mile from a nice beach and boat landing as well as a local bar/restaurant that has live music, etc.

This home is owned by his business partner and they both moved to ATL to pursue being music producers.

I should try and make it a habit to listen to them rather than my music!

I try to spend the summers up there myself - it's just really special with great local bakeries/farms/foods, total relaxation with waterfalls and mountains and art/music festivals.Notes for all - You can easily check Airbnb to see what people are charging in any area and see their calendars to see how booked they are.  

So I came to an agreement with my first tenants I've had since purchasing a duplex one year ago that they would leave 2.5 months earlier than their lease expired.Too many problems to list but were basically too rude/loud and had to actually call the police several times to have them get the picture that they can't come back from the bar at 3 am and blast music, scream, and wrestle while I am trying to sleep below them.Anyways, the time has come and they will be leaving this Sunday, this is in Michigan BTW.

The economics will no longer work because the musical chairs financing their poor business model will no longer work.
