I am a RETA member and I just (July 2023) put down a refundable deposit on a Samsara 2-bedroom condo; delivery of which is promised for December 2024.  

Then I use apartments.com to set up direct deposit.

@Michael Greer unless it’s a small studio or 1-bedroom condo that doesn’t pass local codes for a child’s room, my understanding is that it would be a fair housing violation to not allow the child or charge additional rent or deposit.

On most sales contracts, the most a seller can do is force you to forfeit your deposit.

The security deposit belongs to the tenant not to myself (owner) or the PM.Has anyone ever heard of anything like this before?

My guess is they aren't the exception to the rule, so since then I've been very diligent in my midterm rentals about asking for a large deposit (midterm rental deposits should be equal to one month's rent or more).

One thing that is not talked about enough in my opinion is higher deposits (at least when renting by the room). 

No major QI firm, not even my own, advertises about paying interest on deposits (the IPX website, for example, has no info on this). 

They do guest screening, security deposit, rental agreement etc.
