Is there an equity "sweet spot" where you maximize cash flow while retaining the most ownership?  

Solely from a profit maximization standpoint, this certainly seems like a better option than going solo to me, both in terms of acquiring multiple properties faster, and reducing per person risk. 

I like the idea that each room can be individually controlled to maximize comfort and efficiency. 

Generally, you are able to get a better price and hence maximize profit.

It would definitely need some work done to make it livable, but it already has a bathroom and a separate exit and I'd like to maximize the space.

There will be lending specialists (residential and commercial), student housing specialist (CEO of Redstone development), financial advisor speaking on CRT's, and myself training on maximizing profits with Multifamily investments.
