I'm trying to understand the legal jargon on my Rental Agreement so I know where I stand and have a basis for coming to a win/win agreement with them.

I can see a ton on the web, but don't know if there is something that generally stands out in the real estate community as a cut above. 

No - maybe a hair less to make it stand out, but you wouldn't leave money on the table just because you've perfected your business.Consider also that money shouldn't be your only concern - time and quality are important too.

The other thing you get, is that if you ever have an issue with the work performed, the stores generally will burn the sub if they have to, in order to stand behind the work.

Unfortunately, they don't have stand alone tenant screening so far.

Just sayin if you want your product to stand out, mayyyyybe push the envelope a little!

Another option: allow it to be free-standing with more, properly designed/installed support posts.

My point about focusing on B/B+ properties for the optimal combo of flow and potential appreciation still stands.

I lived there for 2 years and now I've moved and I still have a $575/month mortgage but I have 5 people in there (one of the non-bedrooms I put a stand-alone closet in and call it a 5th bedroom) paying $1150 per month.
