Find a STR that cash flows (yes there are plenty as long as you are not looking in Orlando), purchase and self manage for the first year, find a CPA that specializes in the cost seg, and then you can find a PM or continue self managing.

I have planned to investigate further, but it has been over 1 year and I have not as of yet investigated further.  

The biggest challenge is continued profitability.

That said, over a long time horizon, and for investors who are willing to take chips off the table and not continually double down on PML, it's a great return and the spread is large enough to make a big difference.

If they continue to not return phone calls, my recommendation would be to contact your state securities and financial board and file a complaint.
