While you are clearly frustrated and understandably so, your situation is not as cut and dry of that of an ordinary landlord.

So many more middlemen wanting a bigger cut.

However, in this case, heirs can cut me off once they have the property.

He told me he did it already, he opened up the wall, cut out the section with the dent, welded the new section in.

With that in mind, I'm looking to buy within the next 2 months before that first rate cut which I think may cause asset prices to rise a little.

Getting a mid 7s interest rate right now, cuts out $50 or so if that…but that just makes it something like $200/month instead of $250/month cash flow.

I have been told that many large corporations are cutting internships, traveling nurse levels seem to be dropping off and general travel seems to be down.

One of my protégés did all finish work (flooring, painting, light fixtures, plumbing fixtures, outlets/switches, sink drains, dishwasher, shower, bath vanity, kitchen cabinets and counters (installed but he did cut), etc.  

If anything I may have to take my cuts and bruises locally before out of state.

Cut ties with the one you have now, and get that other contractor in there that can finish the job fast.
