We self manage through automation tools and have some great strategies we may be able to share. 

Days of cold calling are likely close to over due to all the automated calling robots companies use. 

Unfortunately I don't think there is an automated thing on Redfin or Zillow that tells you HOA requirements, many HOAs are small and behind the times on getting that data out there. 

The truth is, we have 3 major issues. 1) People not being able to afford the specific areas and/or types of properties they want. 2) People underpaid - minimum wage jobs honestly should be automated.

Learning how to manage it to the point where almost everything is fully automated.

Unfortunately, it is manual data entry, but honestly - I would not trust any automated system on this.

Also, Fannie and Freddie have different rule sets and they AUS (automated Underwriting Systems) will give and Accept/Eligible with different things i.e. the acceptable DTI can be very different from one system to the other depending on the level of liquid assets, credit profile etc.
