Instead, put it in a wholelife policy, take a loan out against it, use that for the down payment, and have the policy gain interest while simultaneously acquiring a tangible asset and using rent to pay back the loan.

Keep that in mind if your walls have 'character',  I grab a gallon or 2 of mistints (I have about 80 acquired over time and also  mix like-bases) off my shelf, depending on the home and room being painted.  

That is also however, a slow drip to wealth but it will be consistent if you acquire the right facility in the right area.

Gordan- I have made a living for the last 25+ years buying HUD properties as 90%+ of my acquired inventory( My guess is +-400)  I have an assistant track the properties that meet my criteria with the list price, price reductions and net to HUD. 

Also dabbling in Short Term Rental a little, about to acquire my 2nd STR property.
