There are times that I do ask for a "finders/bird dog fee" if a buyer of mine buys a property that I've sent to them that I don't have under contract.

You are what is known as being a bird dog. :)  We work with several of those and pay them $1000 per lead where we close the deal.Are you already networking with other local REI folks?  

I can not give anyone a spiff, a referral fee, a bird dog fee over $50.00 I believe (last time I looked).
