I’m about to find houses to do wholesale, fix and flip or Rent with it, I would like to know who’s ready to get a contract assignment?

Too many wholesalers, contractors, etc., are in the way.

Also of the those properties, ballpark, what percentage were listed and what percentage were distressed (i.e. foreclosure, short sale, off market from a wholesaler, etc...)?

I don't think a VA construction-to-perm wholesale lender has ever even hit me up for brokered business.

Have you looked into any wholesalers in your area?

I turn down good deals all the time as I don't wholesale.

(By using ~$140k, you're indirectly referencing 25% of the 2021 conforming conventional loan limit, so I'm guessing you read $137,062 on a VA COE issued during calendar year 2021 that you came across for some reason and "about $140k" is what your brain stored)But for folks with no outstanding entitlement, that limit was tossed out the window right before COVID, one of my main wholesale lenders is doing $4,000,000 VA loans on up to fourplexes with 0% down as of yesterday (how smooth was that California military veterans relevant plug, and that keyword/SEO drop right there?

I've done everything in residential real estate (wholesale, rehab, normal rentals, short-term vacation rentals, turnkey, property management, private lending). 

In regards to the flipping, is really hard to find something that works now on the MLS or even from wholesalers.
