Thanks those are good points, I have been doing a lot of research into costs of certain properties as this is vital for how much I can bring home each month.

I believe according to IRC a habitable room (such as a bedroom) must be 70sqft and not have a dimension smaller than 7 ft.

One thing I want to do is make up a "packet" with pictures of the property and the vital numbers.

The people are still living in those places, but they are definitely not habitable.

You need to make this the most vital stage of your process because having good/bad tenants makes all the difference.Additionally, if a tenant damages your unit you should not make them pay (because they won't).

I have had a few tenants that I know must spend as much on their smoking habit as they do on housing.

Lack of air conditioning is not classified as a habitability issue and is not considered an emergency repair that must be made in FL.
