While working in the kitchen [by far the most labor intensive room] I will occassionally catch a whiff of fragrant bread baking or a turkey being roasted and imagine the people [the love] that had filled this tiny house during holidays.I have even attached names to the jug-eared,freckle-faced youth I visualize hanging from the limbs of the tree right outside of the mudroom, and the aproned woman urging me to repair the frame holding the incredible stained-glass artwork in one of the windows.And the names and faces?

Rentometer is another resource for comp rents.Trulia has a "local info" section with heat maps to visualize data like crime and demographics.

Once the deal closes, the same agent, or another agent in the office immediately begins managing the turn around, doing capex for visuals (signs, landscaping), while managing the capex for per unit customization as tenants express interest and sign contracts.

Not a lot of headache but they both do a visual inspection of the property and I usually meet them there for that.  

That being because I am an agent who wants to flip and landlord and he focuses heavily on visualizing, believing in yourself and goal setting.

Yes, classes gives you a visual to see how much each property made you in income and what properties caused you grief in expenses, then gives you the bottom line.Customer/Jobs tells you where the tenant lives and allows you to invoice them for rent, late fees, security deposits, make deposits, etc.

Must have visually inspected every two years.
