Just like in '06 where there wasn't a country club up and down the east coast that didn't have at least one member talking about how they got their cash in a hedge fund and knew a guy who could get them in with Bernie.Beware the flavor of the week. 

They are very different types of investments.Commercial RE comes in many flavors as well which further complicates the comparison.I'm starting off into commercial property investment in a small way so that I can get my feet wet.

CapEx always seems to keep up with inflation, even though prices and rents do not always.On the other hand, in a vibrant and growing community cash flow may start out lower, but is will go up over time as prices and rents exceed inflation, or at the very least stay steady as they keep up with inflation. 

I don't drink coffee or alcohol(Mormon) but I do drink flavored water!

I don't think these items will add much to the rehab budget, but will give the house that colonial flavor a buyer will be looking?
