@Igor Messano Thanks for the clarification...there is no constant here...you're in the hands of the association...typically most condo owners simply own what's between the 4-walls...failing structure has nothing to do with you, but at the same time it has everything to do with you.I think this is just a step-by-step path that you are already venturing down.

We anticipate domiciling in central or south america at some point but have dozens of places to venture to so we've resisted buying.

Just have a lawyer make a joint venture contract where the details are spelled out.

That is a clear benefit.What you are reading about the potential for joint ventures with disqualified parties is A) gray area, and B) something that would only apply if an IRA and a disqualified party were jointly purchasing an asset from scratch together. 

This is my first commercial venture.
