Yes property values are still appreciating but buyers look at the bottom line of how much is this property going to cost me on monthly basis and with rates in the high 6s the monthly payment is not attractive to a lot of buyers.

This should: A) make the deals attractive enough to sell on their own; B) Should I end up being forced to buy it I will find myself in a good spot, with valuable property acquired at less than  it's wholesale value on the market.

If you're providing an "up-scale" environment and hope to attract more guests of this calibre (I do; they don't quibble about higher nightly rates and rarely cause problems) then I recommend white duvet covers and wash them after each guest.  

Long DOM nice houses after price drops of 6%+ are attractive, especially if they have full height walk-out 'basements' you can plex.   

This can lower utility costs for tenants and increase the property’s attractiveness.

There is a huge spread between property type and tenant attractiveness within that zip.

Obviously, you need both an attractive offering and a way to pump your message out!

I personally like to use attraction or content marketing; better use of my time, less rejection (which takes a psychological toll on you) and higher quality leads.

So I will have to go about calling property managers and real estate agents to get a better idea.Now, everytime I watch a video, listen to podcast, read an article, look at instagram, etc. different cities attract my attention, and I can't seem to decide where to focus on.

There is a difference in your attractiveness to the seller in those cases.Look up Pete Reese, Brent Bowers, Travis King, Clayton Hepler.
