It is your AUDIENCE that is wrong.People in foreclosure, job loss, tax lien, probate, absentee owners... are not characteristics of a motivated audience.

How is this neighborhood now in terms of safety and other characteristics?  

If you have better comps, that is closer proximity, more recent sale date or lease info dates, and more similar in location, physical characteristics etc, that is what you need to challenge the appraisal.

Then adjust for different features and characteristics (gla, bedroom/bathroom, quality, condition, location, etc).

I would put together a nice spreadsheet with all the property characteristics (rents, purchase price, taxes, insurance) and present that to a few different lenders to see if that can do it, and what they would require.
