It’s hard to really get good at it without doing a lot of deals because the licensing course doesn’t teach you much about actually being an agent, that comes from doing lots of deals and learning by doing it every day.

Because of the nature of a tax lien, it would be difficult to obtain financing from a commercial lender secured by the tax lien itself.  

Who will drive by to see if the lawn is cared for, or if there are three unauthorized dogs in the back yard?

Such a situation is recoverable if there is enough time for a market recovery and the cash flow is at least break-even (or there is enough reserve cash to cover negative cash flow until it can turn positive). 

I have been devouring books by Brandon Turner to get a better grasp on a macro view of the theories of real estate investing .

The building's Property Manager is sympathetic to the owners at large, but says they can’t do anything until instructed by the Board, and they indicated the building’s lawyers would only respond to Board members.

The area is very desirable, great schools, restaurants, shops and major airports close by. 12 mins from downtown St.

So it looks like you would need around 4-5 years to get to break even by selling those stocks and paying the tax now. 

I could get the same or higher overall ROI by putting my money in an index fund which is 100% passive.Deal #2This seems like a good deal to me at the asking price.
