My MTR is suited for travel medical professionals and digital nomads so I market it only on Furnished Finder.

While I live about an hour southwest of Asheville in a small town we occassionally will travel to work projects in the "big city".  

Finally, if you're interested in MTR, look into sites that cater to travelers seeing longer term furnished rentals, like Furnished Finder or use Airbnb's 30+ day stay filter to see how much competition there is and what their calendars look like. 

I've heard that hospitals are starting to cut back on traveling nurse programs so there may start to be less demand for MTRs.

Currently still working full-time and travel the east coast for work doing beach renourishment work and live in an RV but love it. 

Question, If you are catering to travel nurses and medical professionals, do you get better occupancy and ROI, with a studio, 1bedroom or 2 bedroom?

We have rented to both businesses that have traveling workers and churches that have traveling missionaries.That said, trying to claim the place where you live as a business expense would probably be seen as tax fraud.

Many have an option to join virtually, but if you're going to travel to an area to scout it, plan your trip around some local meetups and attend while you're there.

I'd probably need a mentor too.The second alternative you stated is indeed less intensive than a BRRRR given I have a full-time job that is highly travel-intensive.
