Some people make attempts at getting around this buy calling them "marketing fees" or some other obvious attempt at skating the law, but even if there is some loophole or potential way around it, anyone who is willing to pay that fee to an unlicensed person isn't the smartest person in my book because it's very risky, and no upside to the risk of it.

Obviously that’s different than a spec home though and we have opted to not want to deal with a home owner and bank during the build process at this point.Hope this helps some.

Sure, some absolutely have benefited, S.Korea is a fair example BUT, one can argue it would just be "Korea" today if only MacArthur wasn't planning a run for President there after and ignored Chinas warning and offer of peace to stop with all but total victory, instead pushing to Chinese border, pulling them into it and literally loosing the entire north....

It also sounds like you don't fully understand the laws.I took his post to mean that originally the tenant was paying the full rent by making multiple payments late during the month, but then started to fall more behind by only paying a total of 50-75% of the rent each month.

Hi @Douglas Alexander, I've used the VA loan many times, but never for MFR.You can't use it for more than a 4-unit building, so 1-4 is OK, 5 or more... nope.Great plan though to house-hack it.Let me know how your research turns out ref. building from scratch.Could be an interesting idea... build like a 3/2 for your family and 3 more smaller units.Then when you move out, you can rent the 3/2 for more obviously and could earn some good cash flow.
