I do have a new lease till Oct 2017. so if it gets to foreclosure i have some time..that's good news. i really do want to stay i have really just settled in ..set up a awesome home theater and i love my neighbors . i was under the assumption when i moved in that i would be able to stay here for perhaps 5 years. hes now talking about moving back in if he saves the house.

The location and demographics will be critically important, but in their successes it seems like a repositioned center will have as an anchor one of the following: major gym, movie theater, discount apparel store (TJ Maxx, Ross, DD's Discount), hobby store, general discount store (99c Store, Dollar General).

I lived on Park Avenue in a 4 story walkup that was a slum when I was a kid but in its day in the late 1800's was a swank place - it had an elevator, a grand lobby, a massive grand staircase, all stone building, etc.

It would be tragic Sartrian theater.5 years of high maintenance property management and the headaches/heartaches that will undoubtedly cause isn't worth the $75k or whatever their costs to build a tiny ADU.
