Rough Estimate on Repairs (Since I have not done an inspection on the property yet)New Roof: $15,000New A/C Units: $5,000 (Not sure yet how many will be needed hoping its not all 4)Interior Repairs: $10,000 (Drywall, paint, texture where necessary from leaks) New Resurfaced driveway: $7,500 (Hopefully a high estimate)This property is currently bringing in $2100 in while the 4th unit is vacant but has the potential for $2900/month.I am new to this and want to get some other opinions on my best plan of action.

The thicker cover holds more paint, the slower motion allows paint to really saturate the wall, filling in the low spots on the texture and, if you do it right, you only have to paint one coat.

To finish up-The buyer is having sewage back up from the pipe somewhere and the plumber that came out "jetted" the pipe and found several pieces of cast iron pipe that was breaking off.

I actually called Citi Mortgage this morning too and was told that they will only do #5 - #10 if it is a primary residence, not an investment property. ...That sounds SO retarded - like anybody (other than some movie star / jet setter) would need to live in properties 5 through 10 ...When you talk to them use the idea I'm pointing out, just don't word it as harshly!

I recently gutted an entire house which included new drywall, texture, paint, doors, windows, cabinets, granite counter tops, vanities, flooring, fixtures, and appliances as well as restructuring an exterior wall with two sliding glass doors which was all done for $34K.If this is a high-end property, then I believe your estimate may be correct.
