As far as optimizing your listing on the OTAs, you can also use Jasper or even ChatGPT to write captions for each picture and describe all the furniture, bedding and kitchen utensils/gadgets in detail. 

The rent comp from rentcast, Zillow, BP (most are 3-4 beds, none are 5 bed) are much lower than housing standard payment. 

Instead of 2 nightstands and a dresser, go with a 3-drawer chest on each side of the bed that will function as both. 

You DON’T want a house where the beds and bathrooms are all right next to high-traffic areas.

Hello BP team, a new house hacker here.I'm currently under contract for my first-ever primary townhome, which features 3 beds/3 bath.

Studio (occupied), 2 bed 2 bath and 3 bed 2 bath both vacant.

I just sold an investor a 2 bed 1 bath home in Muskegon Heights with updated kitchen and newer roof and vinyl siding that is occupied and paying rent at $700+month for $49,500!   

Unit 1 is a 1 bed 1 bath and rents for 900/month.Unit 2 is a 3 bed 1 bath and rents for 1500/month.Unit 3 is a 2 bed 1 bath and would rent for $1200/month, but I live in it.Total rents = $2400/monthThese are top of market rents for my area.Interest = $957Taxes/Insurance = $473Principal = $139Mortgage = $1570/month
