you more than make up for any loss of revenue by having operating expenses that are 50%+ less than what you would expect from a STR in the states or Canada.  

Also advertising costs.On loans, I would hunt for an 5 year fixed interest only with low pre-pay penalties that you can refi when rates finally come down (hopefully).Landscaping / snow removal is legit and is more viariable than you would expect.

If I was the tenant that got damage from another tenant's water heater, I would expect him to pay the bill.If it was a pipe in the building and not in their unit, then I would think the landlord would be responsible.

If so you need to find out if you don't already have that expertise as to who will lend to them, what their requirements will be, and what kind of leverage they can expect, and what the fees will be. 

So far I have gotten the quarterly cash flow as expected, the fund value is kind of plateau'd in 2024 so have not seen major gains or loses in the fund.

As you get into the suburbs, the expectations and the rules are different.
