They are sold at a sweet spot in the rental cycle and command a premium because of that.

There are many areas of Florida that are STR friendly, and if you do work with a realtor who is knowledgeable about their vacation rental market, they can help you find a profitable property in the "sweet spot" of that market.   

Don't get me wrong, its a sweet deal.

I like the guy, but ...dang.We gave him a sweet deal since he would have to be more concerned with the tenant below as there is no separate utility for the basement, he would have to be mindful of noise and place the basement tenants' mail in his mailbox out back.
