I ignore them when sellers want to include them in closing terms for houses we buy.This may have been tuition in the school of real estate investing.

I would start to see if your local high school, middle school etc have any teachers or people teaching business.

This is how I got started in real estate while in engineering school.

It was still very much old school.. one simple ad in a little local paper  WE BUY LOGS or a few bandit signs. or the mother of all drive for dollars but when your properties are 20 to 200 acres that's a ton of driving.
