I looked into several Etsy templates, even bought and tested one that can handle 20 properties, but it does not have the functionalities and interfaces that I am looking for at this stage in my real estate investment journey.

Let her rent it back at market value-why are you giving her a discount-did you get a better price when you bought it on the condition she could rent it below market value for a while?

For example they say they use a special proprietary mold remediation serum that they spray to eliminate any mold growth, but mold armor from the hardware store/ bleach is the same stuff basically.

You can also scrub public records to see who has recently bought in the area (if available) all cash, some of these folks are investors, hit them up too.
