He built an amazing product and was selling to recapitalize and use the funds for his on going projects. 

He's been in the building I bought in for quite some time, and was able to share a lot about the stability of the HOA. 

Business credit allows a company to borrow money that can be used to purchase products or services.

I'd suggest you keep checking redfin and zillow home estimate, once you see price is stabilizing or moving up then you can buy aggressively.

I did check up on DLP ( goggle search)  because this peaked my interest .. they have large Internet presence.. they are a brick and mortar RE brokerage with about 30 agents then they also have a Hard money company.. and it looks like they just decided to add this JV product to their menu...

The ones we invested in were much more conservative in their projections but will likely all wind up in the same dung pile.Can they just hold until it stabilizes? 

I do like Ring as well, but to my knowledge their product line is fairly limited compared to other whole home security systems.

I could still access equity through the HELOC for future expansion and the rent would cover HELOC interest payments while I stabilize future assets. 

I would also say that markets like Manhattan are not super representative of most markets in the US - a lot of foreign investment I'd imagine in NYC, Miami etc - I'd guess a lot of these cash purchases are more about exchanging unstable or risky foreign assets/currencies for perceived stability/safety of US top metro residential real estateI think in a lot of other markets where this isn't relevant - I think most are cash offers being "king" as not having appraisal or other contingencies that might sabotage the sale after 30 days or so and make people re-list (sellers will take less to avoid this risk and downside)
