All these STr regulation is actually protecting the owners of STR because the supply is limited.Tax was also not that big deal.If we purchase STr in Tahoe , every county has very different rules and the permit has limit while in Hawaii as long as it is in resort zone, we will get the permit.Also another good thing if we buy at the correct spot the appreciation is so good this is actually the best performing market after CA.

If you bought last August, you are basically at the sweet spot for most DSCR lenders as many just require 90 days of ownership. 

It's a better spot than people think when looking and you can find a couple and get on a Zoom and see if it's a good fit.Referrals are great as well, but a lot of agents just refer you to someone they know there, not necessarily the best fit for the client.

What you've described is the sweet spot, where one spouse is able to meet the requirements as real estate professional and the other has a W-2 salary.

I am working on getting financing for land but that has been my weak spot.

I would recommend that before you start STR-ing your investment property,  that you  clean it a couple of times yourself so that you can get to know where the "dirty spots" reside.
