You have a concept (investing in real estate), but you don’t have a specific plan. 

I have seen a tax attorney on YouTube specifically saying you can take a full year of depreciation even if you buy in December but all I see in the IRS publications indicates that you have to prorate based upon the time it was available to rent.is there a rule I am missing?  

Specifically, I’m looking for tips on where to start and how to effectively implement digital solutions in a way that aligns with our needs.I’m also more than happy to share my own expertise in architecture and real estate development, wherever it might be helpful to this community.Thanks!

More specifically can you get utilities to the site?

Checking out their track records in specific locations is key.

Frankly, I'm not crazy about tenants messing with anything that has to do with connecting water that is always left on (ie dishwasher, washing machine) or electricity that needs to be specifically wired (ie range, dryer).

I'm looking specifically for folks with experience in cities where military and veterans are densly populated.
