And cash-for-keys is expensive :)The primary issues are going to be your short window of time as well as just plain being a condo where association dues can cannibalize cash-flow.

Carpet, hardwood flooring, windows, etc but definitely not a full gut rehab.

The big things roof, hvac, windows, electrcial etc are really on a case by case basis of when they were either last done, or if they have been updated at all.  

If it's a window unit it could help to run a fan in front of it to push the air farther into the room. 

The roof, windows and furnace are all about ~10 years old, so while I'm hoping to avoid any big repairs in the near term, every year is another year closer to something that needs to be replaced.
