This is a skill that is hard to come by unless you are a full time agent who is working with appraisers 2 to 3 times a month.

All other work-foundation, framing, drywall, texture, finish-should be done by a professional.There are many different kinds of laborers that you can hire-licensed general contractors, licensed contractors for specific elements of the building process, skilled craftsmen, and laborers.

I currently own 20 units, have my own real estate license and I prefer to use Ron, because of his quickness at getting appointments, negotiating skills and "can-do" attitude.Cheers to your success!

The intersection between architecture and real estate development is where I have spent the past three years of my life, researching and designing in an academic setting, and now I am ready to put my skills and theories to the test. 

For maintenance we found a tenant living at our property that was very skilled and we paid him hourly on a contract basis for maintenance at our 32 unit. 

Not only is the money good, I'd pick up essential salesman and negotiation skills taking it serious.But appreciate the reply, hopefully I have some property under my belt this time next year.One more thing, did you use any business entities for asset protection on your property?

I am great at managing people I work in HR I feel I have great communication and organizational skills to bring to the table. 

Sounds like you already have much more skill and experience at your disposal than the average investor does getting started.

So performance for now is really, in my opinion, not very indicative of anything except the skill or lack thereof of being able to make sure they don’t lose money from stupid mistakes and/or get enough volume without hurting their lending standards.
