I think everyone keeps thinking the shoe will drop on rents, but so far it hasn't.

I'd much much prefer the passive income of rented properties, than having to get out of bed each day to follow up enquiries, see houses, jump through hoops - and hope that I make my own mortgage payment each month, not to mention shoes for the kids, groceries, and keeping the wife in a lifestyle we can't afford.I would much rather my tenants go through all that, and then hand me some cash once a month.

Heck, if I were in your shoes I'd even divide that amount and invest half into proven stocks and the other half on cryptocurrencies like Bitcoin and Ethereum. 

If I were in your shoes, I would delay worrying about buying a rental property and focus first on getting rid of bad debt.
