Then, accumulate profits from those two lines of flips to generate a third.Now you start buying rentals from your profits...every time you flip those original 32 houses...over and over again.The secret is to NEVER spend your money...only use it, as many times as you can....and then, compound the use of the profits from the houses generated from the cash you never spend.

My most recent experience however, is that my competition  seems to be secretive and not willing to share information that could be beneficial to both of us in the near future.

After attending my local REI so I can better gain knowledge on which way to draw my road map for successful RE investment, I stumbled across the dirty little secret known as BP, thankfully. 

Find out:Your target area; ALL costs of a mail campaign (list, letters, postcards, necessary office supplies, postage, etc); budget for 6 months-1year of mailings; develop scripts for prospective sellers (what to say to them); learn to track responses, follow-ups, conversion rates, overall campaign effectiveness, etc.Build your team; title company, RE attorney, cash buyers, closing agents, etc.This list may seem long and overwhelming but if you're looking for a "secret sauce" in this business you wont find it.

The secret is to buy low and sell high....or flip it quick for a profit.

Thinking that people are keeping a secret to their success stories is a short leap to "the only reason people succeed is advantages I don't have" (this post) and it's just not that true.

My secret was the first lesson my Mentor "David" told me to never forget. 

I was just up in Kelowna in May I could not believe were the prices have gone since when I bought a place at the Okanagan country club in 2001.... man I should have loaded up then.what a best kept secret Kelowna is.. if it ever gets found out watch out.. !!!
