You can find your local PHA by visiting the **HUD website** or by searching for "Michigan PHA" to locate your specific agency

Before I go and begin walking around neighborhoods to do everything you have discussed (which I fully intend to do), I am still trying to figure out where I should narrow my search down to.

I'm just trying to think outside the box.

Not that everything is right on google, but you can start by searching for landlord friendly states, then dig into legal protections, etc.

I'm going to preface this by saying I tend to think outside of the box unnecessarily.

Unfortunately, I don't think it's realistic that you will find a generic commercial lease online that checks all the compliance boxes for your state, city, and county.There are limited service property managers that will do retail tenant placement (rather than full property management, which it seems like would be overkill for this one commercial unit you manage), and this would be included as part of that basket of services.You could also hire a lawyer, but I think that property management company will be more cost effective. 

You may pay your servicer a small fee for title search and property valuation (some do full appraisals which can be $450-$600).
