I think LLCs are over rated unless you have to hold the property in one for financing like most DSCR lenders will require.

I've done deals like this where I've had the seller hold a small second, subordinated to the banks 1st position mortgage, with payments to the seller deferred until balloon payment which I make coterminous with the bank's mortgage.4.) 

Usually when you buy a property you either decide 1. flip it as soon as possible or 2. hold for a rental long term. 

The faux wood home depot ones hold up better than the cheap plastic ones.
