Wall Street thought we were going to get six- eight rate reductions this year we’ve seen none so far and stagflation is setting in , the Fed is trapped , if they reduce rates now , inflation could catch on fire if they increase them again too much something in the economy will break I think we’re in this holding pattern for one to two years personally, I don’t claim to be a macro economic expert, but I do study it quite a bit and I’m not counting on or expecting rates to come down anytime soon and even if they do, they’ll just be small quarter-point rate hikes not enough to make a huge difference in cashflow, so ..I either hold and if they do decrease rates, there will  probably be another asset inflation bubble, which will increase my appreciation, or my cell and deploy the capital more wisely and look for some market softening and buy a good deal

I'm looking for some methods that they may use to make contact, so that I may use them.You make a good point about the step up in basis, which would probably reduce any incentive for a sale directly from the owner at this point.Is there a way to look up a beneficiary/trustee when the time comes that he passes?

Bryan, with older VAs, the pricipal has been reduced so there can easily be enough bandwidth, newer VAs I beleive go up to something like 200+K, doesn't mean they use all of that to buy the first home under a VA, so there can be more to tap into, especially at today's prices.The best way to disclose, IMO, is to say that you may not be eligible for another VA loan, I wouldn't tell them they can't unless I looked at their entitlements and loan balances.I haven't done VAs for so,me years now, the amounts of the entitlements change with the median price of homes, I have never seen them come down, but I guess they could...later

Many borrowers that elect to utilize a first lien position mortgage as opposed to a HELOC try to reduce the pre payment penalty (to one of none) so that they can pay down the loan balance from the proceeds of their completed acquisition and refinance at a lower loan amount.Another alternative to DSCR cash out refinances could be fixed rate second lien position loans which can offer expanded guidelines and slightly more attractive loan rates.
